New Downtown Tulsa Full-Service Hotel

Since the 2000’s, CSL has conducted several feasibility studies concerning the development of new full-service hotel products in Tulsa.  Community leaders have long-sought the development of a full-service convention center hotel attached to, or located nearby, the Cox Business Convention Center that could serve a need in the community and assist in attracting more economic impact generating events to Tulsa.

CSL completed the most recent hotel study in Tulsa in 2019.  A parcel of land located across from the BOK Center had been identified as a site for private development by the Muscogee (Creek) Nation Casinos (MCNC) which could include a food hall, restaurants, entertainment, a casino gaming floor, and a parking garage, among others.  As the identified site could serve as a potential location for a full-service hotel, MCNC, at the behest of City leadership, commissioned CSL to conduct a feasibility analysis for the potential development of a full-service hotel on the site.

CSL conducted a review of hotel industry trends, analyzed existing hotels within downtown Tulsa, and benchmarked current performance metrics of comparable hotels within the market in order to estimate utilization of a 400-room hotel on the site of a proposed new Food Hall and Entertainment Complex, project financial performance, estimate the cost to construct a hotel on the limited site, and estimate the potential funding gap for the project.
