CSL was retained by the Pittsburgh Pirates to provide ongoing assistance related to the planning and development of their new ballpark. Following an initial viability analysis, CSL evaluated the market demand for premium seating at the new ballpark, then prepared a financial analysis comparing the potential revenue from various stadium configurations. Additional CSL services included an analysis of potential funding options and negotiation assistance regarding the team’s contribution, stadium naming rights, and the stadium operating lease. CSL was also retained by the Pirates to assist in the negotiation of a new concession contract as well as the re-pricing of the suites at PNC Park.


The $216 million, 38,362-seat PNC Park opened in downtown Pittsburgh in 2001.
